Germantown Approves 41 More Homes at Goodwin Farms Development |
Regency Homebuilders moves ahead with second phase of large subdivision north of Winchester Road |

A major residential development in southeast Germantown is moving into its next phase after city leaders approved 41 additional homes.
The Germantown Board of Mayor and Aldermen unanimously approved the second phase of Goodwin Farms on October 26.
The neighborhood is being developed by Regency Homebuilders on approximately 99 acres north of Winchester Road.
A larger residential plan
Goodwin Farms is planned for 228 homes when all phases are complete.
The initial phase of 21 lots is already under construction.
The recently approved 41-home phase represents another step toward that larger plan, not the completion of the entire neighborhood.
The development lies between Winchester Road and Poplar Avenue, with nearby residential neighborhoods bordering the site.
Community discussion continues
Changes to the subdivision's plans have attracted attention from residents concerned about how growth will affect the surrounding area.
Traffic, neighborhood character, and the pace of construction are common issues raised when large subdivisions advance.
City approvals allow development plans to proceed under applicable conditions, but individual homes may still require permits and construction work.
The approval does not mean the newly authorized homes are already built or available for occupancy.
What to watch
Future phases, road improvements, construction schedules, and any additional city approvals will shape the project's progress.
For buyers, the timing of individual home availability will depend on the builder.
For nearby residents, monitoring city planning notices remains the best way to follow changes to the development.
The 41-home approval is an important new milestone in Germantown's continuing residential growth.
